After determining that a quorum is present, the Planning and Zoning Commission will convene a Work Session on Wednesday, September 11, 2013 at 05:05 PM in the City Council Work Session Room at City Hall, 215 E. McKinney Street, Denton, Texas at which time the following items will be considered:

1. Clarification of agenda items listed in the Regular Session agenda for this meeting, and discussion of issues not briefed in the written backup materials.

2. Receive a report, hold a discussion, and give staff direction concerning amending the Central Business District Boundaries to correspond with the Downtown Implementation Plan Boundaries.  (Brian Lockley)

3. Receive a report, hold a discussion, and give staff direction concerning amending Section 35.13.7.B.2. of the Denton Development Code regarding landscape maintenance standards. (Nona Elaine Muncie)

4. Receive a report and hold a discussion regarding Site Plan Review. (Mike Bell)

REGULAR MEETING

NOTE: The Planning and Zoning Commission reserves the right to adjourn into a Closed Meeting on any item on its Work Session or Regular Session agendas at any time, consistent with Chapter 551 of the Texas Government Code, as amended, including without limitation, Sections 551.071-551.086 of the Texas Open Meetings Act.

After completing the Work Session, the Planning and Zoning Commission will convene a Regular Meeting of the Planning and Zoning Commission of the City of Denton, Texas which will be held on Wednesday, September 11, 2013 and will begin at 6:30 p.m. in the City Council Chambers at City Hall, 215 E. McKinney at which time the following items will be considered:

1. PLEDGE OF ALLEGIANCE:

B. Texas Flag "Honor the Texas Flag - I pledge allegiance to thee, Texas one state under God, one and indivisible."

2. CONSIDER APPROVAL OF THE PLANNING AND ZONING COMMISSION MINUTES FOR:

A. July 24, 2013

B. August 28, 2013

3. PUBLIC HEARINGS:

A. Hold a public hearing and consider making a recommendation to City Council regarding an amendment to the Central Business District Boundaries to correspond with the Downtown Implementation Plan Boundaries.  (DCA13-0002, Brian Lockley)

B. Hold a public hearing and consider making a recommendation to the City Council regarding an amendment to Section 35.13.7.B.2 of the Denton Development Code (DDC) pertaining to landscape maintenance standards. (DCA12-0002, Nona Elaine Muncie)

C. Hold a public hearing and consider making a recommendation to City Council regarding a Specific Use Permit (SUP) to allow an expansion of a "Basic Utility;" a DME Substation, to an adjacent lot.  The approximately 5 acre property is located on the north side of Pockrus Page Road and directly west of the existing DCTA rail line.  The site is located within a Regional Center Commercial Downtown (RCC-D) zoning district. 4. FUTURE AGENDA ITEMS:  Under Section 551.042 of the Texas Open Meetings Act, respond to inquiries from the Planning and Zoning Commission or the public with specific factual information or recitation of policy, or accept a proposal to place the matter on the agenda for an upcoming meeting.
