After determining that a quorum is present, the Planning and Zoning Commission will convene a Work Session on Wednesday, July 11, 2012 at 05:36 PM in the City Council Work Session Room at City Hall, 215 E. McKinney Street, Denton, Texas at which time the following items will be considered:

1. Clarification of agenda items listed in the Regular Session agenda for this meeting, and discussion of issues not briefed in the written backup materials.

2. Receive a report, hold a discussion, and give staff direction regarding amending Subchapter 35.12 of the Denton Development Code regarding allowing accessory structures to be located in the side yards of kindergarten, elementary, middle and high schools.

3. Receive a report, hold a discussion, and give staff direction concerning amending Section 35.13 of the Denton Development Code regarding Solid Waste and Recycling Facilities Design Standards.

REGULAR MEETING

NOTE: The Planning and Zoning Commission reserves the right to adjourn into a Closed Meeting on any item on its Work Session or Regular Session agendas at any time, consistent with Chapter 551 of the Texas Government Code, as amended, including without limitation, Sections 551.071-551.086 of the Texas Open Meetings Act.

After completing the Work Session, the Planning and Zoning Commission will convene a Regular Meeting of the Planning and Zoning Commission of the City of Denton, Texas which will be held on Wednesday, July 11, 2012 and will begin at 6:30 p.m. in the City Council Chambers at City Hall, 215 E. McKinney at which time the following items will be considered:

2. CONSIDER APPROVAL OF THE PLANNING AND ZONING COMMISSION MINUTES FOR:

A. June 20, 2012

3. CONSENT AGENDA: Staff recommends approval of the following items because they meet the requirements of the Denton Development Code. Approval of the Consent Agenda includes staff recommendations for approvals and authorizes staff to proceed. The Planning and Zoning Commission has reviewed the applications and has had an opportunity to raise questions regarding the items prior to consideration:

A. Final plat of Lot 2, Block 1, Hickory Lake Addition.  The approximately 39.441 acre site is located on the east side of Country Club Road and northeast of the intersection of Country Club Road and Brush Creek Road.  The property is located within a Community Mixed Use General (CM-G) and a Neighborhood Residential 2 (NR-2) zoning district. (FP12-0001, Hickory Lake, Johnna Matthews)

B. Final Plat of Lot 4, Block A of the Denton-Spencer Addition.  The approximately 2.0530 acre site is generally located east of Loop 288, south of Karina Street and west of Kimberly Drive.  The property is located within an Employment Center Commercial (EC-C) zoning district.  (FP12-0009, Denton-Spencer Addition, Nana Appiah)

C. Consider approval of a Final Plat of Lot 1-R, Block A of the Wayne Ryan Elementary School Addition, being a replat of Lot 1, Block A of the Wayne Ryan Elementary School Addition.  The approximately 14.446 acre property is located at the southeast corner of Ryan Road and Creekdale Drive.  The property is located within a Neighborhood Residential 2 (NR-2) zoning district. 4. ITEMS FOR INDIVIDUAL CONSIDERATION

A. Consider approval of an Alternative Development Plan for the constructions of a 15,945 square foot retail development. The approximately 2.05 acre property is located east of Loop 288, south of Karina Street and West of Kimberly Drive.  The property is located within an Employment Center Commercial (EC-C) zoning district. (ADP12-0002, Aldi Grocery Store, Nana Appiah)

B. Consider approval of an Alternative Development Plan for a multi-family development.  The approximately 11.2 acre property is located south of Alegre Vista Drive and east of Centre Place Drive.  The property is located within a Downtown Commercial General (DC-G) zoning district. (ADP12-0006, Centre Place, Ron Menguita)

6. FUTURE AGENDA ITEMS:  Under Section 551.042 of the Texas Open Meetings Act, respond to inquiries from the Planning and Zoning Commission or the public with specific factual information or recitation of policy, or accept a proposal to place the matter on the agenda for an upcoming meeting.

A. August 6, 2012 - Joint Meeting with Planning and Zoning Commission Update on Development Review Process.

B. August 8, 2012 - Comprehensive Plan (The Denton Plan) kick-off meeting with WRT.
