2. CONSIDER APPROVAL OF THE PLANNING AND ZONING COMMISSION MINUTES FOR:

3. CONSENT AGENDA: Staff recommends approval of the following items because they meet the requirements of the Denton Development Code. Approval of the Consent Agenda includes staff recommendations for approvals and authorizes staff to proceed. The Planning and Zoning Commission has reviewed the applications and has had an opportunity to raise questions regarding the items prior to consideration:

A. Final plat of Lots 3R-1 and 3R-2, Block 1, Golden Triangle Industrial Park, Phase V, being a replat of Lot 3, Block 1, Golden Triangle Industrial Park, Phase V. The 2.867 acre site is located at the northeast corner of the intersection of Loop 288 and Morse Street, in the M.E.P. and P.R.R Co Survey, A-927. The property is located within an Employment Center Industrial (EC-I)) zoning district. (FR12-0019, Golden Triangle Industrial Park, Cindy Jackson)

B. Final plat of Lot 4, Block 1, Rancho Vista Addition. The 1.045 acre site is located on the south side of U.S 380/W. University Drive, approximately 526.5 feet east of Bonnie Brae, within the R. Beaumont Survey, A-31. The property is located within a Commercial Mixed Use General (CM-G) zoning district. (FP12-0026, Rancho Vista Addition, Cindy Jackson)

4. PUBLIC HEARINGS:

A. Hold a public hearing and consider making a recommendation to City Council regarding a Future Land Use map amendment of the Comprehensive Plan on approximately 34.04 acres of land from a Community Mixed Use Centers to Neighborhood Centers future land use. The subject property is generally located on the east side of Country Club Road (FM1830), approximately 2,000 feet south of Ryan Road, and approximately 600 feet north of Hickory Creek Road.

B. Hold a public hearing and consider making a recommendation to City Council regarding a rezoning on approximately 34.04 acres from Community Mixed Use General (CM-G) to a Neighborhood Residential 4 (NR-4) zoning district and land use designation. The subject property is generally located on the east side of Country Club Road (FM1830), approximately 2,000 feet south of Ryan Road, and approximately 600 feet north of Hickory Creek Road.

6. FUTURE AGENDA ITEMS: Under Section 551.042 of the Texas Open Meetings Act, respond to inquiries from the Planning and Zoning Commission or the public with specific factual information or recitation of policy, or accept a proposal to place the matter on the agenda for an upcoming meeting.
