After determining that a quorum is present, the Planning and Zoning Commission will convene a Work Session on Wednesday, April 24, 2013 at 05:33 PM in the City Council Work Session Room at City Hall, 215 E. McKinney Street, Denton, Texas at which time the following items will be considered:

REGULAR MEETING

NOTE: The Planning and Zoning Commission reserves the right to adjourn into a Closed Meeting on any item on its Work Session or Regular Session agendas at any time, consistent with Chapter 551 of the Texas Government Code, as amended, including without limitation, Sections 551.071-551.086 of the Texas Open Meetings Act.

After completing the Work Session, the Planning and Zoning Commission will convene a Regular Meeting of the Planning and Zoning Commission of the City of Denton, Texas which will be held on Wednesday, April 24, 2013 and will begin at 6:30 p.m. in the City Council Chambers at City Hall, 215 E. McKinney at which time the following items will be considered:

3. CONSENT AGENDA: Staff recommends approval of the following items because they meet the requirements of the Denton Development Code. Approval of the Consent Agenda includes staff recommendations for approvals and authorizes staff to proceed. The Planning and Zoning Commission has reviewed the applications and has had an opportunity to raise questions regarding the items prior to consideration:

A. Preliminary Plat of the Forest Meadow Addition, Phase 2. The approximately 45.779 acre property is located on the south side of Ryan Road, west of Teasley Lane within the Eli Picket Survey, Abstract No. 1018.  The property is located within a Neighborhood Residential 4 (NR-4) zoning district. (PP13-0004, Forest Meadow Addition, Phase 2, Cindy Jackson)

B. Final plat of Lots 5A and 5B, Block 1, Clear Ridge Addition, being a replat of Lot 5, Block 1, Clear Ridge Addition.  The 68.507 acre site is located on the south side of Elm Bottom Circle, in the J. Douthit Survey, A-329.  The property is located within the City of Denton’s Extraterritorial Jurisdiction.  (FR13-0007, Clear Ridge Addition, Cindy Jackson)

C. Final plat of Lot 1R, Block 8, College Addition, being a replat of part of Lot 1, Block 8, College Addition and two unplatted tracts of land.  The 0.619 acre site is located at the southwest corner of the intersection of Hickory Street and Welch Street in the E. Pulchaski Survey, Abstract 996.  The property is located within a Downtown Commercial Neighborhood (DC-N) zoning district.  (FR13-0008, Lot 1R, Block 8, College Addition, Cindy Jackson)

D. Final Plat of Lots 13A and 14A, Block A of Section 2-3 of Robson Ranch Planned Development District (PD 173); being a replat of Lots 13 and 14, Block A of Section 2-3 of PD 173.  The 0.56 acre site is located east of Ed Robson Boulevard and north of Robson Ranch Road.  (FR13-0004, Robson Ranch Section 2-3, Nana Appiah)

E. Consider approval of a six month extension of the Preliminary Plat for Elk Springs Addition (PP08-0018).  The approximately 38.45-acre site is located on the south side of I-35E Frontage Road and north of Unicorn Lake Boulevard.  The property is located within a Regional Center Commercial Downtown (RCC-D) zoning district. F. Consider approval of a six month extension to the Preliminary Plat of the Teasley Trails Addition (PP11-0002).  The approximately 53.1-acre site is located on the west side of Teasley Lane (F.M. 2181), north of Ryan Road.  The subject site is zoned both Neighborhood Residential 3 (NR-3) and Neighborhood Residential Mixed Use 12 (NRMU-12). 4. PUBLIC HEARINGS:

A. Hold a public hearing and consider making a recommendation to City Council regarding a rezoning from Regional Center Residential 1 (RCR-1) to a Regional Center Commercial Downtown (RCC-D) zoning district on approximately 10.56 acres. The subject property is generally located east of I-35E and north of Shady Shores Road. (Z13-0002, Classic Chrysler Dodge Jeep, Nana Appiah)

5. FUTURE AGENDA ITEMS:  Under Section 551.042 of the Texas Open Meetings Act,            respond to inquiries from the Planning and Zoning Commission or the public with specific           factual information or recitation of policy, or accept a proposal to place the matter on the           agenda for an upcoming meeting.
