3. CONSENT AGENDA: Staff recommends approval of the following items because they meet the requirements of the Denton Development Code. Approval of the Consent Agenda includes staff recommendations for approval and authorizes staff to proceed. The Planning and Zoning Commission has reviewed the applications and has had an opportunity to raise questions regarding the items prior to consideration:

A. Final Plat of Lot 1, Block 1 of the Faith Tabernacle Assembly of God Addition. The approximately 7.908 acre site is generally located at the southwest corner of Lattimore Street and Audra Lane. The property is located within a Neighborhood Residential 4 (NR-4) zoning district. (FP09-0020, Faith Tabernacle Assembly of God Addition, Erica Marohnic)

4. ITEMS FOR INDIVIDUAL CONSIDERATION:

A. Consider approval of a six-month extension of the Preliminary Plat of Pecan Park Addition (PP06-0029). The approximately 80.71-acre site is generally located on the south side of McKinney Street, southwest of the intersection of McKinney Street and Trinity Road. The site is located within a Neighborhood Residential 4 (NR-4) zoning district. (PE10-0001, Pecan Park Addition, Erica Marohnic)

5. PUBLIC HEARINGS: Hold a public hearing and consider making a recommendation to the Denton City Council on the following items:

A. Amendment to the Denton Development Code, Section 35.14.3(B), regarding parking in the Central Business District. (DCA10-0001, Parking Downtown, Brian Lockley)

6. FUTURE AGENDA ITEMS: Under Section 551.042 of the Texas Open Meetings Act, respond to inquiries from the Planning and Zoning Commission or the public with specific factual information or recitation of policy, or accept a proposal to place the matter on the agenda for an upcoming meeting.
