After determining that a quorum is present, the Planning and Zoning Commission will convene a Work Session on Wednesday, December 8, 2010 at 05:30 PM in the City Council Work Session Room at City Hall, 215 E. McKinney Street, Denton, Texas at which time the following items will be considered:

WORK SESSION

1. Clarification of agenda items listed in the Regular Session agenda for this meeting, and discussion of issues not briefed in the written backup materials.

2. Receive an update and hold a discussion regarding the items forwarded to City Council by the Planning and Zoning Commission and their outcomes.

3. Hold a discussion and receive direction regarding Future Agenda Items brought forward to staff by the Planning and Zoning Commission.

REGULAR MEETING

NOTE: The Planning and Zoning Commission reserves the right to adjourn into a Closed Meeting on any item on its Work Session or Regular Session agendas at any time, consistent with Chapter 551 of the Texas Government Code, as amended, including without limitation, Sections 551.071-551.086 of the Texas Open Meetings Act.

After completing the Work Session, the Planning and Zoning Commission will convene a Regular Meeting of the Planning and Zoning Commission of the City of Denton, Texas which will be held on Wednesday, December 8, 2010 and will begin at 6:30 p.m. in the City Council Chambers at City Hall, 215 E. McKinney at which time the following items will be considered:

B. Texas Flag "Honor the Texas Flag - I pledge allegiance to thee, Texas one state under God, one and indivisible."

2. CONSIDER APPROVAL OF THE PLANNING AND ZONING COMMISSION MINUTES FOR:

A. November 17, 2010

3. CONSENT AGENDA:  Staff recommends approval of the following items because they meet the requirements of the Denton Development Code. Approval of the Consent Agenda includes staff recommendations for approvals and authorizes staff to proceed. The Planning and Zoning Commission has reviewed the applications and has had an opportunity to raise questions regarding the items prior to consideration:

A. Conveyance Plat of Lots 1 and 2, Block 1 of the Work Addition.  The 1.805 acre property is located at the northeast corner of Fort Worth Drive/U.S. Highway 377 and Mission Street.  The property is located within an Employment Center Industrial (EC-I) zoning district.  (CV10-0007, Work Addition, Cindy Jackson)

B. Final Plat of Lots 1RA, 1RB and Lot 5R, Block 1 of the Eagle Point Shopping Center Addition, being a replat of Lot 1R, and Lot 5, Block 1 of the Eagle Point Shopping Center Addition.  The 14.214 acre property is located on the east side of Fort Worth Drive approximately 450 feet north of the northeast corner of Fort Worth Drive and the I-35 E Service Road.  The property is located within a Downtown Commercial General (DC-G) zoning district.  (FR09-0001, Eagle Point Shopping Center Addition, Cindy Jackson)

C. Final Plat of Lot 5, Block A of the Wheeler Ridge Commercial Addition.  The 0.825 acre site is located at the southeast corner of Teasley Lane (F.M. 2181) and Robinson Road.  The property is located within a Planned Development (PD-176) zoning district.  (FP10-0020, 7-Eleven Convenience Store, Nana Appiah)

D. Final Plat of Lots 1AR and 1BR of the Pearcy Christon Addition, No. 1; being a replat of Lots 1A and 1B of the Pearcy Christon Addition, No. 1.  The approximately 1.084 acre-site is located at the southwest corner of University Drive (Hwy. 380) and Bonnie Brae Street.  The property is located within a Community Mixed Use General (CM-G) zoning district.  (FR10-0012, Taco Casa Restaurant, Johnna Matthews)

4. PUBLIC HEARINGS:

A. Hold a public hearing and consider approval of a Final Plat of Lot 1R, Block 1 of Good Samaritan Village Addition; being a residential replat of Lots 1 and 2, Block 1 of the Good Samaritan Village Addition and an unplatted tract of land.  The 26.7 acre property is located at the southeast corner of Headlee Lane and Hinkle Drive.  The property is located within a Neighborhood Residential Mixed Use 12 (NRMU-12) zoning district.  (FR10-0011, Good Samaritan Village Addition, Cindy Jackson)

B. Hold a public hearing and consider approval of a Final Plat of Lot 2R, Block 2 of the Greenlee Addition; being a residential replat of Lot 2, Block 2 and the vacated portion of Lot 1, Block 2 of the Greenlee Addition.  The 1.205 acre site is located on the west side of Central Avenue, approximately 74.9 feet south of Greenlee Street.  The property is located within a Downtown Residential 1 (DR-1) zoning district.  (FR09-0005, Islamic Society of Denton Addition, Nana Appiah)

5. FUTURE AGENDA ITEMS:  Under Section 551.042 of the Texas Open Meetings Act, respond to inquiries from the Planning and Zoning Commission or the public with specific factual information or recitation of policy, or accept a proposal to place the matter on the agenda for an upcoming meeting.
