After determining that a quorum is present, the Planning and Zoning Commission will convene a Work Session on Wednesday, June 15, 2011 at 06:15 PM in the City Council Work Session Room at City Hall, 215 E. McKinney Street, Denton, Texas at which time the following items will be considered:

WORK SESSION

1. Clarification of agenda items listed in the Regular Session agenda for this meeting, and discussion of issues not briefed in the written backup materials.

2. Receive an update and hold a discussion regarding the items forwarded to City Council by the Planning and Zoning Commission and their outcomes.

2. CONSIDER APPROVAL OF THE PLANNING AND ZONING COMMISSION MINUTES FOR:

A. June 1, 2011

3. CONSENT AGENDA:  Staff recommends approval of the following items because they meet the requirements of the Denton Development Code. Approval of the Consent Agenda includes staff recommendations for approvals and authorizes staff to proceed. The Planning and Zoning Commission has reviewed the applications and has had an opportunity to raise questions regarding the items prior to consideration:

A. General Development Plan for Phases 2A, 2B and 3 of Country Club Village.  The 81.612 acre property is generally located east of Fort Worth Drive and south of Brush Creek Road.  The property includes Phase 2A which is located north and south of Fairway Drive, Phase 2B which is located south of Fairway Drive, and Phase 3 which includes property along Fort Worth Drive and Property south of Phase 2B.  The entire property is located within a Neighborhood Residential 2 (NR-2) zoning district.  (GDP10-0001, Country Club Village, Jane Gurney)

B. Preliminary Plat of Phase 2A of Country Club Village.  The 19.53 acre property is generally located north and south of Fairway Drive, approximately 276 feet east of Fort Worth Drive.  The site is located within a Neighborhood Residential 2 (NR-2) zoning district.  (PP10-0021, Country Club Village Addition, Phase 2A, Jane Gurney)

C. Final Plat of Lots 1& 2, Block A of the Victoria Station Addition, being a replat of Lots 7R, 11, 12 & 18, and the remainder of lots 13, 19 & 20 of the Faught’s Addition.  The 2.25 acre site is located between East Sycamore Street and Mulberry Street, on the west side of South Bell Avenue and is within a Downtown Commercial General (DC-G) zoning district.  (FR11-0003, Victoria Station, Cindy Jackson)

D. Final Plat of Lots 1RA, 1RB and Lot 5R, Block 1 of the Eagle Point Shopping Center Addition, being a replat of Lots 1R, Lot 5, Block 1 of the Eagle Point Shopping Center Addition.  The 14.214 acre property is located approximately 450 feet north/northeast of the intersection of Fort Worth Drive and the I-35 E Service Road, on the east side of Fort Worth Drive.  The property is located within a Downtown Commercial General (DC-G) zoning district.  (FR09-0001, Eagle Point Shopping Center Addition, Cindy Jackson)

4. PUBLIC HEARINGS:

A. Hold a public hearing and consider making a recommendation to the City Council regarding a rezoning from a Neighborhood Residential 3 (NR-3) zoning district to a Neighborhood Residential 4 (NR-4) zoning district on approximately 31.14 acres.  The property is located north and west of Clubhouse Drive, south of Loon Lake Road and east of Ranch House Drive.  (Z11-0003, Unicorn Lake Estates, Nana Appiah)

5. FUTURE AGENDA ITEMS:  Under Section 551.042 of the Texas Open Meetings Act, respond to inquiries from the Planning and Zoning Commission or the public with specific factual information or recitation of policy, or accept a proposal to place the matter on the agenda for an upcoming meeting.
